Both median and average prices softened slightly, while inventory climbed to over 1,200 active listings. With a 4.5 months’ supply, the market continues to cool but remains active. Dawson County saw a stronger month, closing 65 sales, a 22.6% increase from the previous year. The median price dipped, but the average price rose. Inventory expanded significantly, and months of supply increased by over 50%, signaling more options for buyers. Lumpkin County closed 31 sales, down 20.5% year over year. Despite fewer sales, the median sale price increased, and both active listings and months of supply saw notable gains, indicating a market with more inventory and potential for buyer leverage.
