The February 2026 400N Market Brief highlights continued inventory growth across all three counties, with rising active listings and months’ supply signaling a more balanced—and increasingly competitive—market environment.

Forsyth County recorded 205 sales, down 5.5% year over year. Median price rose 2.0% to $605,000, while inventory climbed 21.6% to 1,006 active listings. New listings increased 3.6%, and months’ supply rose to 3.7, giving buyers more choices while prices remain stable.
 
Dawson County saw 40 sales, down 7.0% year over year. Median price declined 9.7% to $414,500, while active listings surged 37.1% to 207. New listings rose 21.4%, and months’ supply increased to 4.0, continuing the shift toward more balanced conditions.

Lumpkin County reported 25 sales, up 4.2% year over year. Median price decreased 4.3% to $377,500, while inventory increased 38.0% to 127 active listings. New listings climbed 20.0%, and months’ supply reached 4.0, reflecting a market with growing supply and steady activity.

  • Median sales price: $605,000 (2.0% increase)
  • Average sales price: $666,500 (2.1% increase)
  • Total active listings: 1,006 (21.6% increase)
  • New listings: 459 (3.6% increase)
  • Month’s Supply: 3.7 (18.3% increase)

Dawson County

  • Total sales: 40 (7.0% decrease)
  • Median sales price: $414,500 (9.7% decrease)
  • Average sales price: $520,000 (4.4% decrease)
  • Total active listings: 207 (37.1% increase)
  • New listings: 85 (21.4% increase)
  • Month’s Supply: 4.0 (31.7% increase)

Lumpkin County

  • Total sales: 25 (4.2% increase)
  • Median sales price: $377,500 (4.3% decrease)
  • Average sales price: $563,500 (5.2% increase)
  • Total active listings: 127 (38.0% increase)
  • New listings: 42 (20.0% increase)
  • Month’s Supply: 4.0 (48.9% increase)
