February Market Brief – NWMAR Highlights

In February 2026, the housing market across Bartow and Gordon counties showed stronger momentum than in January, with both markets posting notable month-over-month gains in homes sold. While pricing trends varied slightly by county, home values generally remained stable to stronger year over year, signaling continued demand across Northwest Metro. Inventory also stayed elevated compared to last year, giving buyers more options as the spring market begins to take shape. As supply remains higher and activity picks up, REALTORS® are well positioned to help buyers and sellers navigate changing conditions across both counties.

  • Bartow County – February 2026:
    Bartow County recorded 102 single-family home sales in February, a strong 56.9% increase from January, though still 14.3% below February 2025. Pricing remained relatively steady, with the median sales price at $335,000, unchanged year over year but down 6.0% from January. The average sales price rose to $367,500, up 3.4% month over month. Inventory remained elevated, with 468 active listings, up 32.2% from last year, while months’ supply stood at 3.9. New listings totaled 160, down 5.9% year over year and 29.2% from January, reflecting a market with more available inventory but fewer new properties entering in February.
  • Gordon County – February 2026:
    Gordon County also gained momentum in February, with 44 single-family home sales, up 57.1% from January and 33.3% above last February. Pricing remained solid, with the median sales price rising to $287,000, an 8.3% increase year over year, though down 9.3% from the month prior. The average sales price reached $350,000, up 31.3% from February 2025. Inventory levels stayed elevated, with 197 active listings, up 20.9% year over year, and months’ supply at 4.4. New listings totaled 74, up 29.8% from last year and down just 1.3% month over month, continuing to give buyers more options than they had a year ago.
