ATL Zoning 2.0: Draft V2 Now Open for Public Review

Atlanta is in the midst of a multi-year effort to modernize its zoning ordinance, replacing a 40-year-old code with a more user-friendly, predictable, and equitable framework. This effort, known as ATL Zoning 2.0, will shape how development, housing types, neighborhood form, and land use are regulated across the city for decades.
On December 19, 2025, the City released Draft V2 of the proposed new Zoning Ordinance and Official Zoning Maps for public review and comment. This draft incorporates earlier feedback and testing and will serve as the foundation for the formal adoption process. All residents, property owners, businesses, and stakeholders are invited to provide feedback through April 8, 2026.
How to Submit Your Comments
- Online - (Preferred) Visit the ATL Zoning 2.0 website and review the Draft V2 materials using the interactive tool. You can add comments directly within the online document.

Once the public comment period closes, city planners will compile feedback and prepare Draft V3, which will move into the formal adoption phase. This includes: Review by Neighborhood Planning Units (NPUs); Public hearings with the Zoning Review Board; and finally, Consideration by the Atlanta City Council.
City Council consideration is currently anticipated in spring or early summer 2026, with the new code possibly taking effect shortly after adoption.
